The Gurugram railway station will be revamped at a cost of Rs 200 crore while Rs 7 crore and Rs 12 crore, respectively, will be spent on the upgrade of Pataudi and Rewari railway stations.

This was announced by Gurugram MP Rao Inderjeet Singh, who met Railway Minister Ashwani Vaishnav today.

“Gurugram is progressing by leaps and bounds but basic infrastructure like railway station needs a major upgrade. The work was already on and now PM Modi will launch the mega renovation project. Improved railway connectivity will be a major boost to the warehouse and freight corridors coming up in area,” he said.

The renovation work will include upgrade of passenger seating arrangements, train displays, footover bridge and waiting rooms. There will be multiple entry and exit points at Gurugram railway station. Informing about the demand for Farukhnagar daily railway passengers, the Railway Minister was told that the Garhi Harsaru to Farukhnagar-Delhi DEMU train was stopped during the Covid and has not been started to date. He said it should be started as soon as possible considering the demand of the passengers. The demand for construction of underpass and footover bridge near Garhi Harsaru railway station and Bhimgarh Khedi was also raised with the Railway Minister.

The Railway Minister instructed the officers present that the report on the demands raised should be submitted to him at the earliest. It was also decided that a washing should be built at Rewari railway station. The Railway Minister also informed that the Vande Bharat train will also have a stop at Rewari railway station from August.

Gadkari made the remarks while addressingthe foundation stone laying and closing ceremony of the three-day cultural festival of India International Cultural Centre to be established by the International Divya Parivar Society and Chanakya Varta Parivar in Sector 9A, Gurugram.

As soon as the construction of this Expressway is completed, residents of Dwarka and old Gurugram areas will be able to reach Jaipur via Sohna using the Delhi-Mumbai Expressway in just two hours, the Minister said.

He also added that with the completion of this project, will be a reduction in the traffic load on the Gurugram-Jaipur National Highway as well.

“The work on the new Outer Ring Road being constructed in Delhi would be completed in the next six months. As soon as this construction is completed, the journey from Panipat to IGI Airport will be completed in a quarter of the time instead of two hours, which will save both time and fuel,” the Union Minister said.

He said that a strong road network of eight lanes underground and eight lanes above ground is being prepared on this road near Shivmurti in Delhi.

“This road would ensure a faster link, especially for the traffic going to Gurugram, IGI Airport, South and West Delhi to Chandigarh and beyond. This project will help in reducing the existing traffic load on Delhi roads including Ring Road and Outer Ring Road, as vehicles coming from Jaipur and Chandigarh will be able to use it as a bypass,” Gadkari said.

At present, such traffic has to pass through the Dhaula Kuan stretch, Ring Road, and Outer Ring Road, which consumes more time and leads to congestion and air pollution in the national capital.

According to the company, the M3M City of Dreams project is located in Sector 37 in Panipat where in its Phase-I, the M3M India has introduced 900 plots, ranging from 140 to 180 square yards, with a value of Rs 600 crore.

The company claimed that out of 900 plots, as many as 436 plots have already been sold, with overall sales value of Rs 250 crore. The RERA license for phase-I has been achieved for 50 acres.

The company in a statement issued on May 19 said that the project will be launched in multiple phases.

“It will overall have a total of 2,100 plots, ranging from 140 to 1,000 square yards, a 1.45 million square-feet of retail space and four-clubs having overall 150,000 square-feet of space. Ample space has been kept to develop green belt as part of green-initiative by the company,” the real estate company said.

Sudeep Bhatt, president, M3M India said, “It is our first plotted development project and our thought is to provide best-of-the-class facilities under one roof to our customers and investors with sustainable development at its core.”

M3M India has lined-up the launching of a combination of about 8-10 ultra-luxury residential and commercial projects with overall saleable space of about 14-15 million square feet in financial year 2023-24.

“Developing projects like ‘M3M City of Dreams’ has been on our radar for quite some-time now. It is our first plotted development project and our thought is to provide best-of-the-class facilities under one roof to our customers and investors with sustainable development at its core,” said Sudeep Bhatt, President, M3M India.

M3M has an ambitious plan lined up in FY ’24 with the launching of a combination of about 8-10 ultra-luxury residential and commercial projects with overall saleable space of about 14-15 million square feet.

M3M India reported the highest-ever sales of Rs 13,000 crore in FY’23, which is 113% higher when compared to the sales of Rs. 6,100 crore in FY’22. The company sold about 10 million square feet of space in FY ’23, which is about 81% higher when compared to the FY’22 figure of 5.5 million square feet of space.

The company has also set a record by selling 6380 units, both in residential and commercial space, during the FY’23, which is about 60% higher on YoY basis. In FY’22, the Company sold 4017 units in both segments.

The company registered the majority of its sales from residential projects, almost 70%, which accounted for Rs 9,307 crore, which is 131% higher on YoY basis. The commercial sales also rose 78% to Rs 3,693 crore. In the year FY ’22, M3M sales in the residential segment stood at Rs 4022 crore and commercial sales at Rs 2,078 crore.

M3M India has developed 50 realty projects, including retail, residential, offices, and service apartments and all of its projects launched prior 2019 have been already delivered and the construction is in full swing in the rest of the projects. The company has in its portfolio about 30 million square feet of overall space.

The project is about 100 km from Indira Gandhi International Airport and in close proximity to nearby cities like Ghaziabad, Gurugram, Faridabad, Bahadurgarh, Jhajjar and Palwal, through the eight-lane Eastern Peripheral Expressway.

The land in Sihi village is close to the heliport, Global City and a proposed station of the RRTS corridor. Officials said tenders were likely to be floated.

Union minister and Gurgaon MP Rao Inderjeet Singh said on Monday he had received information that 15 acres had been earmarked for the ISBT project and tenders for it would be floated soon. “The old bus stand in the city is in a poor condition and needs to be demolished at the earliest,” he said after a meeting on development projects in Gurgaon, Rewari and Nuh.

A new ISBT for Gurgaon was under consideration for long. Once ready, it will bring much-needed relief to commuters as the current bus stand near Mahavir Chowk in the old city operates out of an old and dilapidated building. There is no waiting area for the passengers, and snarls are frequent because of the movement of buses. In 2021, the Haryana Roadways had sent a proposal to the government, demanding 15 acres near the Dwarka Expressway for the construction of an ISBT. The state’s industrial development corporation has around 100 acres for public utility. The 15 acres for the ISBT have been carved out of that.

Officials agreed it was high time a new bus stand came up in the city. “The administrative building at the old terminal lacks enough room for the staff. The movement of buses also leads to frequent snarls here. Since the population of the district is increasing, there is a need for a bigger and more modern ISBT,” an official said.

Built in 1958, the current bus stand had come up in an area that was largely vacant. In 2015, the PWD conducted a safety audit of the old terminal building and found it structurally unsafe. Three years later, the state government announced plans to construct a new bus stand on a public-private partnership model.

Initially, the roadways had identified a plot in Rajiv Chowk for the new bus stand, but the proposal did not materialise. Officials said the new location in Sihi village was more feasible as it was close to the Dwarka Expressway, SPR, the proposed Global City, heliport and a station on the Delhi-Gurgaon-S NB-Alwar RRTS corridor.

Setting new benchmarks, in FY 23, we have witnessed sales worth Rs 3500 cr. Our recent offering ‘Smartworld One DXP’ has received an overwhelming response from the market with the 2.5 BHK units being completely sold out within days of launch. Also, our two debut projects- Smartworld Orchard & Smartworld Gems – are well on their target of early completion and we hope to hand over these low-rise floors with high rise amenities beginning Q3 this year, well before the committed date.”

“We aim to continue our growth trajectory and target to achieve sales worth Rs 7,000 cr in FY 24, as we expand into two new geographies, including Noida and Bangalore, with premium to luxury residential projects,” added Singhal.

Earlier in the year, the company secured Rs 250 cr of investment from Motilal Oswal. The funds are being utilised for the company’s expansion. In its very first year, the company has already prepaid its initial investments of Rs 400 cr from the Piramal Group and IIFL against the contracted timelines of 2-3 years.
